ABOUT AIRBNB MANAGEMENT
Snowdonia, or Eryri, is one of the UK's most visited national parks, drawing walkers, climbers and outdoor visitors to Wales' highest peaks throughout the year. Key Let Management runs your Snowdonia property as a fully managed short-let operation: listing, pricing, guest communication, cleaning and compliance all handled while you collect a monthly income.
Since June 2025 Snowdonia has been subject to an Article 4 direction that removes permitted development rights for new short-let conversions across parts of the national park, so this page is aimed at owners who already operate a short-let property in the area rather than new conversions. Key Let Management helps existing Snowdonia owners run their property to a higher standard within that planning position.

All fees are calculated as a percentage of gross rental income and are deducted from your monthly payout. There are no setup fees no photography charges and no hidden extras. VAT is applicable on the management fee. The 12-month agreement delivers the lowest fee and the strongest annual income position. Rolling monthly is available for landlords who need flexibility at a higher fee to reflect the reduced planning horizon.
Snowdonia's short-let market is built on outdoor and adventure tourism rather than business travel. Yr Wyddfa, Wales' highest peak, and the wider national park draw walkers, climbers and outdoor visitors from across the UK and overseas throughout the year, with demand peaking from spring through autumn. An Article 4 direction covering parts of Eryri National Park has applied since June 2025, meaning a change of use from a residential dwelling to a short-let now generally requires planning permission. Existing short-let owners are unaffected by this in terms of continuing to operate, which keeps established properties in a genuinely strong, lower-supply market.
Market Context
WHAT DRIVES DEMAND IN SNOWDONIA
Yr Wyddfa and the National Park
Wales' highest peak and the wider Eryri National Park draw walkers, climbers and outdoor visitors from spring through autumn.
Established, Lower-Supply Market
The Article 4 direction limits new short-let conversions, which supports demand and pricing for existing, already-established properties.
Outdoor Adventure Tourism
Hiking, climbing and mountain biking visitors to Snowdonia typically book multi-night stays, supporting stronger per-booking revenue than single-night city stays.
Year-Round Walking Season
Snowdonia's walking and climbing season runs longer than a typical UK coastal resort, supporting demand from early spring through late autumn.

FREQUENTLY ASKED QUESTIONS
Can I still list a new Snowdonia property on Airbnb given the Article 4 direction?
The Article 4 direction means a change of use from a residential dwelling to a short-let in parts of Eryri National Park now generally requires planning permission. This page is aimed at owners of properties already operating as short-lets. If you are considering a new conversion, we recommend checking the current planning position with the national park authority first.
What is the realistic monthly income for a one-bedroom Snowdonia property on Airbnb?
Managed one-bedroom properties in Snowdonia typically generate between £900 and £1400 per month in gross income. Two-bedroom and larger properties reach £1200 to £1900, with peak walking season performing above that range. A bespoke estimate is provided before we begin.
What platforms do you list my Snowdonia property on?
We list on Airbnb Booking.com Vrbo and additional short-let platforms relevant to your property type. All reservations sync to a central calendar to prevent double bookings.
How do you price my Snowdonia property around the peak walking season?
Our dynamic pricing model tracks Snowdonia's seasonal demand pattern, adjusting nightly rates in advance to capture premium rates through the main spring-to-autumn walking and climbing season.
What happens during the quieter winter months in Snowdonia?
We reposition pricing toward shorter breaks and value-focused visitors to help maintain occupancy through the quieter winter months, when weather limits some higher-level walking routes.
