ABOUT AIRBNB MANAGEMENT
Sale is where Greater Manchester's commuters, families and people between homes tend to land. The tram reaches the city centre in about twenty minutes, the M60 is on the doorstep, and the Bridgewater Canal, Sale Water Park and Waterside Arts Centre give guests plenty to do after work. Key Let Management looks after Sale properties as short-lets and longer furnished stays, covering everything from the first listing to the final checkout clean.
Relocation guests and families usually book for weeks rather than nights, which suits a house or a roomy flat with parking and a proper kitchen. We help Sale landlords balance longer stays with short breaks, set sensible minimum nights and keep the home comfortable for people who are effectively living in it. Each Sale address is assessed individually before we agree a plan.

REALISTIC INCOME FIGURES, NOT MARKETING CLAIMS
These estimates are based on managed property performance in active locations. We provide a bespoke projection for your specific property before we begin.
Sale's busiest stretches follow school holidays, relocation season and major matches at Old Trafford, so the calendar rewards early preparation. An early estimate means your property can be set up before the next wave of bookings arrives.

All fees are calculated as a percentage of gross rental income and are deducted from your monthly payout. There are no setup fees no photography charges and no hidden extras. VAT is applicable on the management fee. The 12-month agreement delivers the lowest fee and the strongest annual income position. Rolling monthly is available for landlords who need flexibility at a higher fee to reflect the reduced planning horizon.
Sale is a town in Trafford with Cheshire roots, around five miles out of Manchester city centre on the Altrincham tram line. It grew as a commuter town and still works that way, with Metrolink stops at Brooklands, Sale and Dane Road and quick access to the M60. The Bridgewater Canal runs through the centre, the 152 acres of lake and parkland at Sale Water Park lie to the north, and Waterside Arts Centre anchors an evening scene beside the tram station. Trafford Park, MediaCityUK, Wythenshawe Hospital and Manchester Airport are all a short drive away, which makes Sale a practical base for contractors, relocating families and visiting professionals.

FREQUENTLY ASKED QUESTIONS
Is professional management worth it for a Sale house or flat?
Short-lets involve pricing, messaging, cleaning rotas, safety checks and platform rules, and mistakes show up quickly in reviews and income. We handle all of it for a percentage of gross income and agree the plan with you before anything is listed, so you can weigh the numbers against managing it yourself.
Do you offer longer stays for relocating families?
Yes. Stays of several weeks or months are a natural fit for Sale, and we set minimum nights, pricing and house guidance around people who are living in the property rather than visiting for a night.
I have a tenant in my Sale property. Can I still move to short-let management?
Only once the tenancy has ended lawfully, so plan the timing carefully and take advice on notice if you are unsure. When the property is free, we can arrange furnishing, photography and go-live around your dates so the gap between tenants and first guests is short.
Do I need to tell my insurer or mortgage lender?
Yes. Many standard landlord and home policies, and some mortgages, do not cover short-term letting, so speak to your insurer and lender before listing. We hold public liability cover and benefit from platform guest protection, but neither replaces the right buildings and contents policy.
How do you handle reviews and guest feedback?
Every stay is followed up, and we respond to reviews promptly and professionally. Feedback also guides small improvements to the property, which protects your rating, your search position and your future income.
